Pre-Construction

Pre-Construction


  • Option Agreement & Appraisal: Negotiation of option agreements, development appraisal modelling, and tendering leading to the appointment of the full design team.
     
  • Planning Application (PAN): Managing the full PAN process, including preparation for public consultation, presenting to local authorities and the public, and attending local residents’ development committees.

Retail and Office, Belfast City Centre, Northern Ireland

 

  • Brief: Work with Owner to create improved Asset Value via new lettings, regearing and Cap Ex programmes to improve letting profile (WAULT) and ultimately rental income stream.
     
  • Value Creation: measured performance of progress via periodic reporting on gross and net rental income, arrears levels, ongoing assessment of tenant covenant strength, and how these all impact current values and future targeted values.
     
  • Risk & Disposal: Developing risk management plans and implementing disposal strategies when the asset reached an optimal value level.
